Two Public Meetings, for developments in Wards 9 and 5. We have concerns with the one in Ward 5, which seeks to change the land use from "Environmental Protection Area" to "General Industrial", and get exemptions for a property next to other EP lands – a dangerous precedent, if passed.

Current zoning is "Residential Single Detached Dwelling First Density" (R1) – seeking to amend to "Mixed Use Corridor with Special Provisions" (MU2-SP-XXX)
Special Provisions include:
Maximum Side Yard Setback increased from 3m to 7.5m
Minimum Side Yard Setback to a Daylight Triangle reduced from 3m to 0.6m
Rear Facade Step-back: 3m step-backs not applied (required: 45 dgree angular plane above 7.5m using minimum 3m step-backs)
Minimum Coverage for Commercial Uses reduced from 50% of the gross floor area of the ground level to 46.7%
Minimum Setback to an Underground Parking Garage reduced from 3m to daylight triangle to 0.6m
