Proposal to permit a 6-storey, mixed-use development with 233 residential units and 6 commercial units
Seeking to rezone FROM Residential Single Detached Dwelling First Density (R1) TO Mixed Use Corridor with Special Provisions (MU2)(SP-XXX)
Special Provisions:
Define the Front Lot Line as Yonge Street
Increase the maximum Interior Side Yard Setback from 3m to 4.55m
Decrease the Minimum Coverage for Commercial Uses from 50% to 30.92% of the first storey Gross Floor Area
Decrease Parking from 233 spaces / 1 space per unit to 161 spaces / 0.69 spaces per unit
Decrease minimum Drive Aisle from 6.4m to 6m
There were no questions or comments from the public. Councillor Harris asked questions of the presenter and staff, mostly regarding parking ratios and implications of commercial use areas

Revisions to the original draft Official Plan Amendment include a new Service Industrial designation, in addition to the previously proposed Business Commercial designation, and modifications to the text related to Employment.
